What is an estate sale?

An estate sale is a sale of most or all of the contents of a home — furniture, clothing, kitchenware, artwork, tools, collectibles, and personal items. They're commonly used when someone is moving into assisted living, when a loved one has passed, or when downsizing significantly.

Unlike a garage sale, estate sales are typically run by professional companies who inventory, price, stage, advertise, and conduct the sale on your behalf. You don't have to be there. You don't have to price anything. You show up after it's over and receive a check.

How the process works

  1. Initial walkthrough: The estate sale company tours the home and gives you an estimate of what the sale might generate and whether it makes financial sense.
  2. Contract: You sign an agreement that covers the sale dates, the company's commission (typically 30–40% of gross sales), and any terms around items that don't sell.
  3. Staging and pricing: The company's team comes in to inventory, price, and stage items over 1–3 days before the sale.
  4. The sale: Sales typically run 2–3 days, often on a weekend. The company handles all advertising, staffing, and transactions.
  5. Cleanup: After the sale, remaining items are typically donated, consigned, or removed. The company leaves the house broom-clean.
  6. Settlement: You receive a check — usually within 1–2 weeks — for your share of the proceeds after the company's commission.

How to time an estate sale with a home sale

This is the coordination piece most families don't think through carefully — and it matters a lot.

Ideally, the estate sale happens before the home is listed for sale. An empty, clean home photographs better, shows better, and sells faster. A home full of decades of belongings can actually suppress buyer interest and perceived value.

Ben coordinates estate sales and home listings together as a single process. The estate sale is scheduled to complete in the weeks before the home hits the market. It's a significant logistical advantage — and one most traditional realtors don't offer.
